Its Better Here

5 TOP REASONS TO BUY YOUR HOME IN GREATER AUSTIN AREA

Home values, here, are strong and based on a solid economy. Not like the rest of the nation.

The Austin Board of Realtors reports The median price for Austin real estate in July 2010 was $222,000, up 15% from last year. Increased 15%.

Austin is a place where the best of both worlds collide – trends meet rich culture, political passion embraces open-minded views and big business thrives in a laid-back atmosphere.

#1 - Quality of life

For its economy, affordability and variety of fun things to do, Austin ranked 3rd on U.S. News & World Report’s “Best Places to Live 2009.” In addition, Austin maintains its status as a “fit” city and one of the greenest in the nation. It comes as no surprise that Outdoor magazine considers Austin’s overall quality of life among the best in America.

#2 - Great jobs

You can earn a great living in Austin and find comfort in knowing the city is poised for continued job growth, ranking first in long-term employment potential. In fact, the Austin-area unemployment rate has consistently been below the Texas and national rate. According to the Texas Workforce Commission, Central Texas gained 1.3 percent more jobs, or 10,919, from 2007 to 2008.

#3 - Smart people

Not only is the greater Austin area home to five successful universities, it was named the 24th "Smartest City in America" by Forbes magazine in February 2008. Among Austinites ages 25 and older, 85 percent have graduated high school and more than 35 percent have a bachelor’s degree or higher.

#4 – Friendly neighbors

Good neighbors are the backbone of the Austin community, making it a great place to raise a family and get involved. Accolades that attest to this include a ranking of second among cities where Americans are relocating, and inclusion among the "Top 20 Best Places to Raise a Family" by Best Life Magazine in May 2008.

5 – Entertainment

Austin is has been coined "The Live Music Capital of the World" and is home to two of America's largest music festivals, South by Southwest and the Austin City Limits Music Festival. In addition to its renown music scene, Austin was also was named one of the "Best Cities for Singles" by Forbes in 2008. For those seeking excitement outside the city, Austin is also within 20 minutes of Lake Travis and surrounded by the beautiful hill country, excellent for outdoor enthusiasts of every type.

AUSTIN It's The Life

Its Better Here

Christopher Cross wrote "Sailing" while sailing on Lake Travis. Jimmy Buffett admits to jotting down the words to "Margaritaville" just before flying out of Austin. This is one of those great places to live and work while still not far from a good time.
You could do just about anything here except snow ski. Cost of living is reasonable, ok not cheap, but reasonable. Traffic is what it is. Nothing like Los Angeles or NYC, yet a challenge in the morning and afternoon drives. And yes, we are The Live Music Capital Of The World. The home of Austin City Limits and an endless list of music venues.  We are the story behind the music.
What about hurricanes, tornadoes, hail and cats sleeping with dogs? As a broker who also has a degree in meteorology, I can tell you we get our share of thunderous hail storms which pour pea size to ping-pong ball size hail for a few minutes out of each summer or spring. Hurricanes turn into wonderful rain fields once they travel inland from the Gulf coast. Tornadoes do spin in mainly the open areas, those flat fields or sparcely populated areas mostly outside of the city limits and thankfully do not present as big a threat since we are not in "tornado alley." Don't know about the cats and dogs.
We are a short drive, about 4 hours, to the beautiful Gulf of Mexico, minutes from the coveted Hill Country and Lake Travis yet have our own funny (Keep Austin Weird) way of living and getting along.

The Austin Board of Realtors reports home values increase about 6% yearly. If you bought a home here 5 years ago and took care of it, it probably has increased in value close to 30% if ABOR is not indulging in puffery.

If you live here, buy a place of your own. If you don't you're missing out on a good investment. Where else can you get that kind of return on your invested dollar? Well? Where?

We know this market and we know the area. If you are thinking of selling or buying a house in central Texas or know someone who does we would love to work with you.
